For letting agents, block managers & concierge teams

Prove every corridor, fire door and communal area was checked

The checks your buildings need, on one schedule

Set them up once. CheckTasks tells your team what's due and tells you what was missed.

Overnight & concierge patrols

Night rounds of every floor, fire exit, bin store and perimeter, in time slots — with an alert if a round is missed.

Communal fire door checks

A checkpoint on each landing and the UK fire door checklist on every scan: closers, seals, gaps, signage — with photos.

Communal area & cleaning checks

Daily or weekly checks of lobbies, stairs, corridors, laundry and bike stores, so you can show residents and owners the work was done.

Fire alarm & emergency lighting tests

Scheduled weekly alarm tests and monthly emergency-lighting checks, logged with who did them and when.

Void & vacant property visits

Regular visits to empty flats and houses — security, post, water flushing and condition — with time-stamped photos.

Fire door checks in blocks over 11 metres

In England, the Fire Safety (England) Regulations 2022 require the responsible person for a residential building whose top storey is above 11 metres to check:

  • Communal fire doors (including self-closers) at least every 3 months
  • Flat entrance doors on a best-endeavours basis at least every 12 months

With CheckTasks, put a checkpoint on each landing, attach the UK fire door checklist and schedule the round quarterly. Every check is dated, located and photographed, and a missed round is flagged.

A record that stands up

When a resident complains, an owner asks or the council visits, you can show exactly which checks were done, by whom, when — and what was found.

Scanned on the spot

Each check starts with a scan of the QR code or NFC tag at that door, landing or bin store. Every scan is time-stamped and GPS-checked.

Photo evidence

Require a photo at any checkpoint — the fire exit was clear, the bin store was tidy, the door closed fully.

Missed checks flagged

If a scheduled round doesn’t happen, it is flagged automatically and managers are emailed and asked to record why.

Reports for owners & auditors

Missed-checkpoint matrix, patrol and incident reports as PDF, Excel or CSV — or emailed to you every week.

  • 21 corridor checkpoints covering every floor, ground to fifth
  • Both fire exits, the bin store, bike shed, laundry and gym

Works alongside your inventory software

CheckTasks is for the recurring checks that happen between tenancies and inspections. It isn't built for:

  • Check-in / check-out inventories and deposit evidence
  • Gas safety, EICR or EPC certificate tracking
  • Tenant repair portals, rent or tenancy management

Keep using the tools you already have for those — and use CheckTasks to prove the building is being looked after.

Frequently asked questions

Who is CheckTasks for in residential property?

Letting and managing agents who look after buildings, block managers, build-to-rent and student accommodation operators, and the concierge, caretaker, cleaning or security teams who walk the building. If someone needs to prove a communal area was checked, it fits.

Can caretakers do the fire door checks?

GOV.UK guidance on the Fire Safety (England) Regulations 2022 says the regulation 10 fire door checks are visual checks that do not need a specialist, and can be carried out by people such as caretakers, managing agents and maintenance staff. CheckTasks gives them a checklist and keeps the dated, photo-backed record.

Does it replace our inventory software?

No. CheckTasks doesn’t produce check-in or check-out inventories or deposit-dispute reports. It is for the recurring checks in between — patrols, communal areas, fire doors and voids — and works alongside your inventory and property management tools.

What do we need to get started?

Android phones for the people doing the checks and printed QR codes (free from the dashboard) or NFC tags for each checkpoint. The web dashboard works on any computer. An iPhone app is coming soon.

How do we cover several buildings?

Each building is a site with its own checkpoints, rounds and schedules. You see every site in one dashboard and can report across all of them, and staff can be limited to the sites they work at.

What does it cost?

Plans start at £15 a month + VAT for up to 3 sites, with every feature included. Every plan starts with a free 30-day trial and no credit card.
